A Tuesday in late August in Goliad County. The kind of light that doesn't show up on the weather app because it's all in the clouds.
The setup. A 140-acre ranch, water in the low ground, two metal buildings and a homestead sitting in the middle of it. The agent asked for a hero shot of the house and a couple of wide context frames to show the scale of the water and the timber break.
What worked
- Flying into the sun. We put the low golden sun behind the house for the hero frame. The grass lit up a full stop warmer than any midday shoot will.
- The water at an angle. Low afternoon light rakes across the surface of the water and shows the banks, the depth, the reed line. That's the frame buyers fall in love with.
- Patience. We waited 40 minutes for the cloud deck to break. The final 15 minutes gave us everything we needed.
The takeaway for land and ranch sellers
If your listing has water, timber, or a hilltop view, a twilight or sunset window is the highest-leverage 30 minutes in the whole shoot. It's one add-on, and it's the reason a lot of the best ranch listings we've been involved with stand out on screen.
